Semi-Annual Board Meeting and Assessments

Ridgemont Semi-Annual Meeting

The next Ridgemont Annual Meeting will be held on October 8th, 2024 at 7 p.m. To ensure better attendance and noting changes to our assessment process, this meeting will be held remotely via Zoom. We want to provide this time to explain changes, future projects, and complete a vote for HOA nominations.

Summary of Finances

The Annual Subdivision Assessment fee for the 2024 upcoming annual billing period will remain the same at $275.  Ridgemont has 245 homes, which will provide for a total annual gross assessment of $67,375 (excluding collection fee). Assessments have been covering the subdivision’s expenses for the past few years with a surplus of about 5-10% each year.  A summary of Ridgemont’s finances and expenditures for the past three years is provided in the tables below.

The 2024 HOA-approved projects included irrigation upgrades /repairs, landscaping upgrades at entrances, and new LED lighting.  Ridgemont is responsible for operating its own streetlights. Streetlights now cost Ridgemont approximately $900 per month to operate.  

Ridgemont holds over 28 acres of common ground.  Much of the common ground is wooded and borders many of the houses in the subdivision.  Tree removal represents the subdivision’s largest variable expense. The cost for landscaping services has also increased approximately 10% over the past two years (2022/2023-24). Miscellaneous other expenses, including assessment collection fees charged by City and Village Tax, water, and insurance, represent the remainder of Ridgemont’s expenditures.

Capital Improvement Planning: Improvements and upgrades continue, with new lighting, new irrigation systems, new grass established on Carmen Valley, and arborist services for both safety and aesthetics. In addition, we are actively planning a long-term capital improvement strategy. We welcome your ideas and interests as this develops.

HOA Board and Trustee Nominations

Our HOA Board helps provide shared support for ongoing HOA activities, oversight, and improvement planning. We have two open Trustee positions for 2024. We welcome your nominations and support. Please consider getting involved now, as the overlap with existing Trustees helps to ensure smooth transfer of roles and responsibilities.

­­­­­Ameren Power Upgrades

Ameren continues its work to upgrade our power grid across 11 streets in Ridgemont. While valuable in the long term, we are seeing near-term impacts on yards, sidewalks, and services. The HOA is not responsible for this work but is communicating with Ameren, ADB, and Boretech to help ensure completion and yard restoration.
