Our community is governed by the Ridgemont Subdivision Homeowners Association (HOA) Indentures, which provide the framework for our management and administration. These indentures outline the duties and responsibilities of the HOA board, detail the rights and obligations of residents and non-resident owners, and establish the standards for property use and maintenance within our community. They ensure that our neighborhood remains a beautiful, safe, and enjoyable place to live. We encourage all residents and non-resident owners to familiarize themselves with these indentures to better understand how our community operates.
Ridgemont is governed by its original Indenture of Restrictions and a limited number of formally adopted amendments. These amendments were approved in accordance with the procedures outlined in the indentures and remain part of the neighborhood’s governing documents.
Summaries are provided for convenience only. The full amendment documents control in all cases.
Amendment One
Entry Marker Sign Removal – Huntleigh Heights Drive
This amendment adds language to Article XIII, Section 5, requiring the Trustees, upon written request from St. Louis County, to remove entry marker signs located in the median of Huntleigh Heights Drive. It also includes a hold-harmless provision protecting the County from related claims.
Amendment Two
Amendment Approval and Proxy Voting Procedures
This amendment updates Article IX to clarify how future amendments may be approved, including written homeowner votes, proxy authority granted to the Board of Trustees, and the treatment of non-responses as proxy consent when proper notice has been provided. It also outlines acceptable methods for distributing proposed amendments.
Amendment Three
Enforcement Authority and Recovery of Legal Costs
This amendment revises Article VII, Section G, to explicitly authorize the Board of Trustees to enforce the indentures through legal action when necessary and, upon success, to recover enforcement-related costs, including attorneys’ fees and court costs, from the non-compliant owner.
Amendment Four
Trustee Term Staggering and Election Structure
This amendment adds language to Article XI, Section 3, establishing the structure for staggered trustee terms and ongoing election procedures. It provides for a single trustee election each year to a three-year term, supporting continuity and stability in Board governance.
By staying informed about our HOA Indentures and local ordinances, residents and non-resident owners can contribute positively to our community, avoid common pitfalls, and engage more effectively in neighborhood governance. We hope these resources prove valuable in helping you navigate life in Ridgemont Subdivision.
